Buying a Home When You’re New to Canada

 

Are you a recent immigrant to Canada? Would you believe that nearly 30% of Calgary’s population were born in another country? This city certainly is an attractive destination for newcomers!
I know from personal experience how important it is to feel settled in your adopted country. You’ve moved here to make a home for yourself and your family, and you want to feel comfortable in your surroundings. One of your first decisions will be choosing a residence.
When it comes to buying a home in your new city, there’s a lot to think about. Let’s look at some of the most common considerations.


Choosing a neighbourhood

You’ll want to find a safe and family-friendly community that you can feel connected to. Maybe you’re looking for elements that will remind you of what you miss from your home country.
For example, think about the population density. Are you happiest in a bustling area where people are coming and going all day long? Or, do you prefer a quieter neighbourhood? Look also at demographics. If you have a young family you may want to be close to others with children. Finally, decide what facilities you’d like to have nearby such as parks and community centres – places where you and your family can enjoy activities and make new friends.

 Schools for your children

Every parent wants the best for their children, and knowing there are good schools available provides peace of mind. When you’re house hunting remember to ask about the local school system.
Find out where the designated schools are and what the options are for alternative programming. Then think about the walking or driving distance. How will your child be getting to and from school? Maybe they’ll be taking a school bus. Consider also what after-school programs are close by if your child needs this care.


Your commute to work

While this may be less of an issue than the others we’ve discussed, you need to decide how much time you’re willing to spend travelling to and from work. Ask about the transportation options. Is the house you’re considering on a main bus route?
Also, think about the cost of your commute. You may be able to find the ideal home relatively close to your workplace that meets your other requirements.
