How to Rent Your Property as an Airbnb

 

 

You’ve likely heard a lot about Airbnb - the online platform where you can book private accommodations. Have you ever considered renting out your own property this way? Here’s some advice to help you find success.
 

Know the rules

Before you sign up and create an account, read all that you can about the program as well as any online stories from people participating. Of course, you must read the fine print to understand the terms of your agreement with Airbnb. However, you also need to be fully aware of what stipulations there are for short-term rentals in Calgary and whether there is a neighbourhood association where you live that has additional restrictions. Decide how you want to host

Are you interested in renting out your home while you’re away on vacation? Alternatively, maybe you have a spare bedroom that you want to offer. Once you decide what to list, determine on what schedule it will be available and what your preferred guest requirements are. This is where Airbnb can give you a lot of support and guidance. 
 

Create a compelling listing

What’s one of the first things that you look at when browsing hotels online?  It’s the photos of the establishment! So, make sure that you upload some attractive pictures of your accommodations. Your listing should include an accurate and inviting narrative about your rental, some information about local attractions and other advantages of your location. In addition, include what amenities you have such as coffee, tea, toiletries, towels, etc.
 

Make your own rules

Make sure that you have thought through and clearly written down the rules for your rental. For instance, spell out whether your renters can have a guest visit and if house parties are permissible. Looking at other listings might help you think about what you are and aren’t comfortable with.
 

Prepare a good welcome

Greeting your guests in person is the best approach and an emergency contact is always helpful if you can’t be reached. Ensuring a good welcome extends to letting your neighbours know that your property will be rented out and when. Giving them this courtesy so that they’re aware of what to expect can also create a better guest experience.
